Number 20: Claryville, NY

About The Property
I’d been living across the road in a sweet cottage when my neighbor asked me to list 20 Saw Mill Rd in 2019. Instead, I bought it and renovated it during Covid, in many places down to the studs. And for the last five years I’ve absolutely loved having multiple places to kick back and read, work or gather, while experiencing the changing light from the large windows installed throughout the entire house. It is marvelously peaceful spot, where the headwaters of the Neversink River dominate the immense amount of unspoiled scenery in the town.
The game-changing space is the large (25’x23’) open living room with vaulted ceiling and dramatic full-wall bookcase. Your own private lending library. The room has more than enough room for a group to hang out, and is a really comfortable TV/movie spot. Pull up a blanket on the chaise, light the fire in the modern Scandinavia wood stove, perhaps throw some vinyl on the turntable and it is THE place to dive into one of those books from the shelf.
After renovating most of the house, I took some time to rethink the kitchen and the deck behind the house, and the two complement each other beautifully. The spacious island is a dream (friends like to pull up a stool while I cook) and the pantry with pull out drawers is really handy. For appliances there is a five-burner Bertazzoni gas stove, Samsung fridge (I love the no-handles look), and Bosch dishwasher. The wine rack at the side of the island faces the ample dining area in this open plan space, where another lounge area is the go-to as morning sunlight streams into the house and over the perennial garden out front.
The back deck is its own private world, with the first tier right outside the kitchen, handy for grilling, then up to a long stretch where there’s plenty of room for a seating area and dining space. This part of the deck opens into the upstairs living room.
Both full bathrooms were gut renovated, upgrading to tile, adding new flooring, shiplap and Kohler fixtures. The bathroom with two vanities and soaking tub / shower is part of the primary, en suite bedroom. All three bedrooms have custom closets with rails, shelves and drawers.
The basement runs under the full length of most of the house, and is about 900 sf of living space. Make it what you will. Mega exercise room, lounge, storage (there is space for all 3). Then the 2-car garage is under the upstairs living room (and connects to the basement). The basement is insulated and there is heat (although it may require more if used full-time in winter). There is a quite fabulous 8’x7’ sauna, a wood stove (I have never used), and a convenient laundry area.
Beyond the deck there is a generous amount of level open lawn, a fire pit and a large shed (really a one-car garage).
Saw Mill Road is a delightful dead end lane with about six homes used regularly, seven in summer. You can see the cute cottage across the lane. The picturesque Neversink River borders the other side of the road, and the calming sound wafts through open windows. A short walk from the house one can cast a line for native brook trout or plunge into its refreshing waters. A couple miles down the road is a gorgeous swimming hole.
Claryville is a sleepy, picturesque town, with numerous state hiking trails (including Red Hill Fire Tower and Slide Mountain). You could walk to the Russian Mule for a beer or something to eat and pick up some truly gorgeous finds at Claryville Pottery. It’s about 25 minutes to Livingston Manor, and 20 for food shopping, hardware, etc. in Liberty.
