About The Property

First, let me say that I adore this part of Delaware County, around Margaretville, up to Roxbury and over to Andes. It has a very bucolic vibe, with farms and old barns, and then a rugged mountain energy, where views of imposing peaks create a sense of drama (not to mention skiing opportunities at Plattekill Mountain and Belleayre). Though just 1.8 miles to the center of Margaretville, Kittle Hill Cabin is perched on a hillside clearing, up a pretty quarter mile-long+ shared private road, in blissful seclusion with mountain views that will stop you in your tracks.

There are 13+ acres (plus another 2, see below), with a wide sweep of lawn stretching out in front of the house then gently sloping, opening up those views over the treetops. Drop your coat and boots in the small mudroom just inside (a washer and dryer is tucked in there as well). The galley kitchen is roomy enough for a movable island, but once inside, you’re hard-pressed not to continue toward the dining room where picture windows frame the scenic tableau of Catskill mountains folding into one another. Whether you’re watching the light change or weather roll in, you’ll find yourself binge watching Mother Nature. The only thing better than sitting there at the table, is heading out the glass sliders to hangout on the deck where it’s Catskills living at its best.

The stone fireplace in the living room is stunner, encompassing the better part of one wall. Toward the back of the room is a spacious alcove which currently serves as a home office or reading area, and which has a door leading outside. Rounding out this ground floor is the generously-sized full bathroom, which features a tub/shower and vaulted ceiling.

The upstairs has a bedroom to the left and to the right of the landing. Both have interesting ceilings, stemming from the dormer windows and peaked roof, and including timber beams which appear throughout the house.

A gorgeous stone wall marks the rear property boundary. And there is a good sized wood barn, with big sliding doors front and back and windows along the side, presenting myriad opportunities for a fun, usable outdoor space. Or it could do what outbuildings do best, and that’s provide storage for equipment and stuff. There is a separate shed as well.

When the current owners purchased the property it included an adjacent 2 acre parcel that borders Tower Hill Lane. That lot transfers with this property as well. There is a road maintenance agreement among the three owners along Tower Hill Lane although plowing is handled independently (annual costs available upon request), although no maintenance charges were levied in the time the sellers have owned the property (2 years). Solar panels were installed and offset the electric costs for 6-9 months of the year.

You will likely want Kittle Hill Cabin all to yourself, but should you care to share it with lucky guests, this house has been a successful rental.
