About The Property

Back in the 1850s when the tanneries of the area were going full steam, a co-owner of the Bushnell Tannery in Claryville built this lovely Greek Revival house. Over the years several rooms have been opened up, enhancing the flow throughout, and substantial renovations and upgrades have been made, making this a comfortable home with enormous charm.

The owners (and guests) tend to enter via the pretty covered side porch, and are immediately greeted with honey colored wide plank floorboards, white washed exposed joists, two sets of wood French doors leading outside, and walls adorned with vintage wallpaper that feels right at home in this old house. (In fact the papering was done in recent years by previous owners who scored big with the wallpaper on eBay.)

That “sitting room” then flows into an open kitchen area with large dedicated dining space. Cooking at the gas stove or loading the dishwasher is no hardship as three windows by the sink open up the view of the sizable, level backyard, and there is an island with stools in case sitting at the long dining table in the adjacent, light-filled space feels more formal than your mood.

A door off the far side of the dining room opens to the main entrance foyer and center hall staircase, and off that, to a spacious living room with wood stove, which has five tall windows, and a door to the back patio. There is a full bathroom with tub and handheld shower (and decidedly English manor house vibes with its arched window) at the end of that hall.

Upstairs are three bedrooms, one of which was originally a bedroom plus a smaller “nursery”, but those have been combined to create a lovely larger oasis, with south- and west-facing windows on three sides and a skylight. It’s a wonderfully restful space. The smallest of the other two bedrooms has a skylight as well. There is a second full bathroom with tiled shower, glass door and another skylight. While this isn’t a large bathroom, it is well-executed, with custom cabinetry and shelving.

There is a generous mud room/laundry room just off the downstairs sitting room. It has an LG front-loading washer and dryer, a vintage sink, and access to the backyard.

Out back is a delightful stone patio, bordered by a robust perennial garden which looks picturesque against the laid-up stone backdrop. Stretching deep behind the house is a lush, level lawn, which becomes more of a hayfield as it approaches the base of the hill of pine trees. A meaningful portion of the lawn has been artfully fenced, providing plenty of room for the owner’s larger dogs to roam and hang-out (and gardeners will appreciate that it’s high enough to keep the athletic deer at bay). A sculpture of a dinosaur is included in the sale.

Built in 2012, a large post and beam barn, about 1,400 square feet over two stories, accommodates two cars, and has a heated workshop. A robust staircase leads to a second floor with some wonderful windows and plenty of potential uses.

Claryville is a wonderfully scenic hamlet, where the Neversink River begins its long journey. It is a largely undeveloped area due to the significant land preservation by New York State for The Catskill Park, and New York City to protect its watershed for drinking water, and has a number of marked hiking trails, including Slide Mountain and the Red Hill Fire Tower.
