About The Property
Lodge On The Rocks is a recently built 3 bedroom, 3 bathroom home on a 3 acre lot nestled on a secluded cul-de-sac. The original home on this property was built in 1860 and totally reconstructed in December 2021. The latest construction emphasizes sustainability and efficiency, using stone and wood from downed pine and hemlock trees found on the property. Another recent addition is a screened in camping structure, affectionately called “peRch’D” by the owners, is like one’s own nature retreat.
One enters through the screened porch then into a mudroom, which has a bench for changing out of your hikers and a full-sized washer/dryer. The kitchen is equipped with custom made, solid hickory cabinetry, an oversized black farmer's sink, durable quartz countertops, new LG appliances, and a gas convection/air-fryer stove. The large island is an easy place to pull up a stool for a quick bite, or for guests to admire your cooking prowess.
Adjacent to the kitchen is a large dining table with seating for six or more. The area is surrounded by screened patio doors that open to both the backyard and a large, screened porch.
The open concept design of the main living area has a definite WOW factor. The great room with vaulted ceilings and a monumental stone fireplace as its undeniable focus. The huge bluestone hearth is as stunning it is practical. Visions of a crackling winter fire come quickly to mind. Tastefully designed lighting can be found throughout the home, but the accent lighting and chandelier here are top notch. Remote controlled sky lights and a high wall of multiple windows bring in ample light to the space. Large pocket doors provide the ability to separate the living area from the kitchen.
At the front of the house is a cozy reading nook, currently set up with an Eames-style chair and a record player to spin some vinyl.
All three bedrooms have en suite baths, which is kind of amazing. The first bedroom is on the ground floor and has a queen sized bed with plenty of room for a desk and reading area. The en suite bath has a shower stall with a high tech shower head (which can be found 4x throughout the house). There is an exterior door that leads to the massive screened-in porch, which a large couch is easily absorbed. This is an incredible spot to hang out, the babbling Mill Brook is within earshot. On a cooler night, grab a blanket and turn on the exterior heater to continue the enjoyment.
The grand stairway up to the additional bedrooms uses those Hemlock and pines that were milled from trees on the property. A catwalk leads to what one would call the primary bedroom. Skylights illuminate the room as the ceiling slopes upward along the roof line. The bathroom is something special, a large jacuzzi tub is there when one really wants to unwind. For quicker turnaround, hop into the glass-walled shower stall.
The third bedroom is very versatile: sleep in the loft and use the lower area as an office, keep the futon couch/bed and use as an office/overflow bed, or add another queen bed and have two sleeping areas. The large barn doors can remain open, or close them for privacy. The en suite bath there has a shower stall with that same, cool rain head with body spray.
The exterior of Lodge On The Rocks is just as impressive. There is a spa-like outdoor shower, a bluestone patio with a fire pit, and a large side yard lined with remote-controlled cafe lights. A propane grill and a fire pit surrounded by Adirondack chairs set on crushed gravel make for perfect outdoor gatherings. Solar lights on the hillside illuminate a pathway. There is a handy shed for keeping garden tools. For more storage, the basement is dry and easily accessed.
Comfort is guaranteed with Nest-controlled central heating and air-conditioning, equipped with a hospital-grade Rheem HVAC HEPA/UV filtering system and a whole house backup generator, an out-of-sight buried propane tank to keep it running if needed.
Now, let’s walk down to the “treehouse.” The Mill Brook can be heard (can not be missed actually) as one sits on the open deck amongst the trees. Within the screened-in interior is a pull out sleeper sofa. The wifi signal from the house is strong here, so you could even make it your summer office. Another fire pit there and a picnic table, so feel like you are glamping in your own front yard. This redefines the term staycation.
The property is a .4 mile walk to the majestic Delaware River where you can swim, raft, tube, or fish, as well as enjoy delicious food and drink at the Mill Brook Inn. Down the hill and around the bend, grab fresh eggs from our neighbor — but you have to go early or she'll be sold out. About 3 miles down the road, you can grab a drink and some really good food at The Outpost.
Current owners have rented the home out as a short term rental. Renters could add on the treehouse or even rent it independent of the main house.
Within 15-30 minutes, you can indulge in all the Southern Catskills has to offer: in addition to the Delaware River rafting and hiking trails, you can visit the quaint shops and restaurants in nearby hamlets such as Barryville, Narrowsburg, Callicoon, and Cochecton. Or drive the scenic Hawks Nest by-way to Port Jervis which boasts a brewery, a vegan restaurant, Foundry 42 which is so much more than an amazing coffee shop, along with shops and restaurants.
