Callicoon Creek House has so much to offer a fortunate new steward. With over 700’ of frontage, one can fly fish from the backyard. Both flora and fauna seem to enjoy the clean Catskill waters. Birds thrive along the waterway, from yellow finches at the bird feeder to bald eagles hunting the creek for trout.

The home sits amongst this splendor. The covered porch is a great place to have a morning coffee to birdsong. Dine out and enjoy the blue hour just after sunset as the stars become visible in the darkening sky. A flat grassy lawn is adjacent to the creek, a great place for touch football or dust off that croquet set and bring it over.

Built around 1910, this three bedroom has one bathroom and a timeless country warmth. Entering the home from the back porch, the sizable open kitchen is welcoming. A window above the sink can distract from the task at hand. There is ample counter space and storage. The adjacent dining area lends itself to dinners with friends or family.

The generously sized family room has a Harman wood stove and a lovely stone hearth as its focus. Three exposures and large windows encourage light into the space. Light, warmth, comfy furniture, built-in bookshelves and cupboards equal some serious year-round hygge vibes. The upstairs landing acts like a space on its own. The mirrored bench originates from the old Penn Station in NYC. A rocking chair, armoire and trunk make it more of a room than a landing.

The bedrooms share the bathroom. Two of which easily accommodate a queen bed. The bright third has a trundle bed and currently is used as a home office.

The barn has a 3 season one bedroom guest quarters, complete with its own bathroom and small kitchen. There is a 24x40’, four season artist studio that has radiant floor heating. A sliding glass door leads out to the creek. Currently set up for a painter, there are myriad possibilities. Photo studio? Yoga barn?

Just 3 minutes to Main Street, Callicoon, NY. On Sundays one will find the best farmer’s market around. The Callicoon Wine Merchant has great wine and small plates. For a movie head over a sweet Art Deco cinema. For a distillery that also serves great food try Catskill Provisions. Spruce has great cheeses and housewares.
