Swamp Pond Sanctuary: Narrowsburg, NY

About The Property

Privately nestled in 30 forested acres, yet bathed in light year round, this 2 bed 3 bath contemporary home is perfect country sanctuary.

That seclusion is evident turning up the long driveway situated off a quiet winding country road. The house comes into view as an upstate oasis, surrounded by trees and calm.

This contemporary home was built in 2008 and renovated by the current owners in 2015. Their renovation priorities were twofold: How to make a home comfortable for both daily living and welcoming for friends and family.

Entering the Great Room their success is immediately apparent. Open spaces flow into each other. The kitchen, always a focus of a dinner party, is open and the central focus of the space. The vented stove faces out into the space so you can impress your guests with your culinary talents. A bar cart is off on the side, always ready. The dining area easily accommodates a table for 10, or more. In the Winter, the room can be kept cozy warm by the bluestone hearth of the wood stove.

Windows surround the space, as does access to the large porch and deck.  In the summer, throw all the doors open and allow the free flow of evening air and conversation drift through the room. The front porch area is covered, sheltered from an evening shower. The open deck on the side of the home has a large table that could be expanded even further. The seven person salt water hot tub is an obvious draw. Keep it going all year long. In the Winter soak up the heat and roll in the snow. Turn out the house lights and look up at the stars. A fire pit is a Catskills must have, and this one is sure to deliver many a s’more.

When it’s time to turn in head upstairs to the two bedrooms. The primary bedroom has a king size bed and closet, with room for a reading or desk nook.  The secondary bedroom fits a queen size bed and is adjacent to the shared, renovated bathroom. Both bedrooms benefit from the mini split air conditioning.

With cozy radiant floor heat, 9’ ceilings and a newly renovated full bathroom, the finished basement makes a great overflow sleeping area, office space, playroom and den. Custom storage has been added and there is a large utility room for the washer/dryer and mechanicals. Also air conditioned, the room feels super comfortable throughout the year.

Trails have been created through the mostly forested 30 acres. Take long walks on the property or take out the quad. There is a babbling stream and a pond that could be expanded. There are additional trails at the 13,000 acre Boy Scout Camp nearby (soon to be made public lands).

The solar panels are leased for $55/month, so there is a negligible monthly electric bill even keeping the hot tub at temperature.

As a part of the Weiden Lake HOA, there is an annual $300 fee that allows access rights to the private and scenic lake.

The boutique shops and great restaurants of Narrowsburg are but 13 minutes away.
