About The Property

Off one of the most desirable country roads in the county, where agriculture and gracious living co-exist, sits this solid three-story farmhouse, framed by green velvet lawns sprinkled with fruit trees. Once part of a small dairy farm, the land provided as a dowry, the expansive grounds have numerous special spots, but most notable is the large swimming pond and its shaded dock with handy ladder.

This is a classic farmhouse layout, where at the foyer you are presented with a room to the left, to the right and a corridor down alongside the staircase. The kitchen at the end of that hall is the go-to hangout spot, with a dining nook (or work space) in its own sunny alcove, under an arch, enjoying a marvelous view of the pond. The space has a retro vibe, with its vintage gas stove, fridge and sink (and a new dishwasher that didn’t make the photo shoot). A door leads to the back deck, from which one can take in the sprawling back yard, not to mention enjoying a freshing outdoor shower. The outbuilding at the side of the house, used now as a storage shed, had been a smokehouse for preserving meat.

The wood paneled dining room is a generous size, hinting at lively gatherings, and enjoys abundant natural light. Across the hallway, spend evenings by a crackling fire, which sounds good at this time of year, as warm days give way to an evening chill. Music is always in order in this home — vinyl on the owner’s turntable (she is a multi-platinum recording artist). A breezeway off the living room, with windows flanking both side of the seasonal room, connects the garage to the house.

Originally two smaller rooms, the second floor’s primary bedroom is a private sanctuary, with plenty of space for a comfortable seating area. Next door is the full bathroom, which features a tub and a separate, tiled shower. Two additional bedrooms round out the floor.

The finished attic includes four delightful rooms with sloped ceilings adding character to the whole floor. The entire space has endless potential and could happily serve as offices, hobby rooms or guest overflow.

The expansive grounds are alive with birdsong. On any given day, the Merlin app is identifying the likes of: Baltimore orioles, gray catbirds, tufted titmouses, broad-winged hawks, chestnut-sided warblers, and so many more. Behind the house the property line extends past the picturesque stone wall and includes half the next field.

There is a wonderful old stone foundation built into the side of the hill that a creative person could make a destination. Perhaps a dining spot under string lights, or a children’s stage for theatrical endeavors. This appealing spot looks out at a mature apple orchard.

The land is comprised of two lots in two townships. (For more info on this and other details, please see the Extra Info brochure link on this page.)

This location is wonderfully central to some of the best of the Western Catskills. Just a couple miles down the road the restaurant at Callicoon Hills is a tasty and convenient choice, while there are myriad shops and food options in Jeffersonville and in Roscoe, both about 10 minutes’ drive. Twenty minutes gets you to the popular river town of Callicoon and to popular Livingston Manor.
