When the family of the previous owner built the farmhouse in 1914, the barns had already been long in service. They initially kept cows, chicken and sheep, and part of the barn was used as a small store from which they sold five and ten pound jars of butter, and other dairy items. In winter, teams of horses hauled timber felled from the property on sleighs. Until recently it had been over 100 acres, but is being offered now with a more manageable five.

In more recent years the house has been used more conventionally, as a place of extreme tranquility and beauty. There is a natural spring which used to provide the house with water, but has since been replaced by a drilled well. The waters continue to babble in a pretty stream down alongside the apple orchard and by the rear of the house.

A covered porch makes a graceful entrance, which opens to the kitchen, where solid oak cabinetry crafted by a neighbor provides ample storage. A tall, beadboard built-in cupboard adds a dash of “country kitchen” charm. Along the hall is a tall beadboard paneled coat closet and storage cupboard.

Off the kitchen in another direction is a generous-sized dining room with two large windows, a built-in display cabinet and a Jotul wood stove. The living room is next, with its bay window and window seat. A fireplace is not currently in use but could be with a new liner and repair. A long, cheery sun porch runs along the entire side of the house, looking out at a mature lilac, and down a long level lawn. It’s an ideal spot for warm weather dining.

A wide staircase leads to the three bedrooms and one bath upstairs. They have deep closets set into the eaves of the house and enjoy abundant light, while the bathroom includes a tub/shower.

The grounds are largely open, with a border of hardwood forest. A large fenced vegetable garden and greenhouse had been established a few years ago and could easily be resuscitated. And then there are those gorgeous barns. A popular local cidery was launched from the barn a few years ago, and the possibilities are endless.

Hunter Road Farmhouse is under twenty minutes into Livingston Manor, and is right in the neighborhood of the famed Willowemoc Creek, a renowned trout river.
